Commercial and HOA Garage Door Work in Collin County
Commercial garage door work in Collin County shows up first in three public records: the city permit portals, where Frisco's monthly report listed 61 commercial permits issued in August 2026; the Collin Central Appraisal District, which names the owner of every warehouse and auto shop; and hoa.texas.gov, where 17,296 HOA management certificates name the management company for each community. City bid portals and the County Clerk fill in the rest.

Overhead doors are a recurring account rather than a one-off sale. A dock door on a Plano warehouse cycles more in a week than a home door does in a year, and the owner or management company who signs the work order is named in the public record before anyone picks up a phone. Part one covers commercial buildings with overhead doors. Part two covers HOA and property-management communities. One routine serves both.
Part one: commercial buildings with overhead doors
Plano: eTRAKiT
Plano runs its permit system on eTRAKiT at trakit.plano.gov. The public menu offers Search under Permits, Projects, Contractors, Properties, License and Violations, and searching needs no account. The login is for contractors filing applications and scheduling inspections. Search permits by date and read the descriptions. A warehouse shell along Plano Parkway is a run of dock doors to specify, fit and then service. An alteration on an auto shop off Avenue K is usually a bay door and an opener. An apartment block with private garages is dozens of doors and a maintenance account afterwards. The violations search is worth its own pass, because a citation on an industrial building is an owner who has to spend money by a date.
Frisco: the monthly commercial permits report
Frisco takes applications through its Plans and Permits portal and runs inspections and permit lookups through its own eTRAKiT, where a contractor’s registration number is the user name. The quickest read is a PDF. Development Services posts Commercial Permits, Commercial Certificates of Occupancy and Permit Activity for the prior month on its Reports page within three business days of month end. The August 2026 commercial permits report ran to twelve pages and 61 permits. Each row carries the permit type, the site address, a permit name with the square footage, the valuation, the applicant, the owner with a mailing address and the general contractor. One row was a 17,800 square foot office warehouse fit-out, another a door addition on an office building at Cowboys Way. That is the month’s prospect list in one download.
McKinney: Customer Self Service and the development reports
McKinney runs permits through its Customer Self Service portal on EnerGov, where you search by street number and street name with no suffix and view permit data in real time. The city also publishes an interactive Development Snapshot map and Non-Residential Activity spreadsheets in PDF and Excel for every year from 2020 to 2026. The new industrial and multi-family stock north of US 380 shows up there month by month.
Who owns the building: Collin CAD and the County Clerk
Every parcel in the county sits in the Collin Central Appraisal District database, searchable free with no login, and the district publishes its appraisal data through the Texas open data portal and its parcels through an ArcGIS hub. The owner name and mailing address on a warehouse parcel turn a permit into a letter.
The Collin County Clerk’s official records search at collin.tx.publicsearch.us holds deeds and every other recorded instrument. Quick Search takes a grantor or grantee name, a subdivision, a document type or a document number, filters by recorded date from the last 24 hours to the last year, and searches the index or the full text of the scanned documents. Viewing is free, and the index was certified through September 25, 2026 when this page was checked. A warranty deed on a flex building or a strip of auto bays is a new owner who has not yet chosen a door contractor.
Fire stations and city buildings: the bid portal
City-owned bay doors are bought through procurement. Plano posts its solicitations on IonWave at planotx.ionwave.net, with current, closed and awarded bids listed and supplier registration open to anyone, though registering does not by itself make you an approved vendor. In May 2026 the city took bids on replacing the doors and openers at one of its fire stations and adding a grid door to the center bay, a job sized for a local door firm. Frisco, McKinney and Allen each run their own procurement.
The entity behind the LLC
The owner on a CAD record or a permit is often an LLC. The Texas Comptroller’s taxable entity search is free, needs no login and takes an entity name, a taxpayer number or a Secretary of State file number. It returns the franchise tax status and the Secretary of State file number, which leads to the registered agent.
Part two: HOA and property-management communities
hoa.texas.gov
Section 209.004 of the Texas Property Code requires every property owners’ association to record a management certificate with the county clerk and to file it electronically with the Texas Real Estate Commission by the seventh day after recording. TREC publishes them at hoa.texas.gov. The search takes an association name, a county, a city, a zip code and a type, and each result opens the certificate as a PDF. When this page was checked the database held 17,296 certificates: 15,109 property owners’ associations and 2,187 condominium associations. The same list sits on the Texas open data portal with name, county, city, zip, type and a link to each certificate, so every Collin County association fits in one export.
What a certificate tells a door contractor
The statute lists what the certificate must contain, including “the name, mailing address, telephone number, and e-mail address of the person managing the association or the association’s designated representative” and the website where the dedicatory instruments are posted. That managing person is the account. An amended certificate has to be recorded within 30 days of the association having notice of a change, so a fresh filing on a Frisco or McKinney community usually means the board has switched management companies and a new manager is reviewing every vendor. The county clerk indexes these as “Property Owners’ Association Management Certificate”, so the clerk’s search with that document type and a recorded date of the last month lists the changes as they land.
The certificate says nothing about door rules, which live in the architectural guidelines on the association’s website, and the database carries a disclaimer that it relies on what associations upload. Build-to-rent streets work the same way: the permit names the owner, the CAD record names the entity, and one operator owns every garage door on the block.
The weekly routine
| When | Source | Task | Time | On a hit |
|---|---|---|---|---|
| Monday | Plano eTRAKiT, McKinney Customer Self Service | Permits issued in the last seven days with commercial, industrial, multi-family or door in the description | 1 hour | Owner from CAD, letter to owner and contractor |
| First week of the month | Frisco Reports page | Prior month’s Commercial Permits and Certificates of Occupancy PDFs | 30 minutes | Letter to the owner address on the row |
| Tuesday | Collin County Clerk search | Deeds on industrial and retail parcels, and management certificates, recorded in the last week | 30 minutes | Build date from CAD, letter with a survey offer |
| Wednesday | hoa.texas.gov | New or amended certificates in Collin County | 20 minutes | Introduction to the manager named on the certificate |
| Thursday | Plano IonWave and the other city bid portals | Current bids containing door, overhead or fire station | 15 minutes | Register and download the specification |
| As needed | Comptroller entity search | Resolve LLC owners to a registered agent | 15 minutes | Address the letter to a person |
Call it three hours a week for one person, plus the letters. Keep one spreadsheet with the address, the source, the date and the name you wrote to, and write to the same buildings again in three months.
Services that read the record for you
The rows are alphabetical and say what each vendor’s own site said when checked. Where no price is published, the row says so.
| Service | What it reads | What you get | Price | Suits | Website |
|---|---|---|---|---|---|
| FieldClients | Public records read daily: permits, code violations, registrations, deeds and planning | B2B accounts (building owners, managing agents, businesses), with a verified decision-maker email on every lead, company phone where listed. Set up once from what you say you do and where | $800, $1,400 or $2,000 a month by area size. Month to month, no setup fee | Firms after owner, management company and business accounts. Does not sell homeowner or residential leads, so it is the wrong fit for a residential-only shop | fieldclients.com |
| Construction Monitor | Building and solar permits nationwide, updated weekly and hourly | Weekly permit editions, Powersearch, API and FTP access | Dallas Metro Commercial Permits $375 a month, All Permits $750 a month | Firms that want the raw metro permit list in a spreadsheet | constructionmonitor.com |
| ConstructConnect | Commercial construction projects matched to trade and location | Project leads, plan holder and bidder lists, bid documents on the Professional plan | Starter $129 a month per market, month to month; Professional from $199 a month per market billed annually | Subcontractors bidding tendered commercial projects | constructconnect.com |
| Dodge Construction Network | Construction project data from planning through bid day | Dodge Construction Central: project data, bid management, analytics | Price on request | Firms with an estimator working larger commercial projects | construction.com |
| Shovels | Building permits classified into structured records, plus contractor, property and zoning data | Web app, API and CLI on a shared monthly credit balance | Free at 500 credits a month; Basic $599 a month; Pro $999 a month; Enterprise on request | Firms with someone who will build searches or feed a CRM through an API | shovels.ai |
Choosing between the routine and a service is arithmetic. The routine costs about three hours a week of somebody’s time, and one warehouse with twelve dock doors or one management company with thirty communities is worth more than a year of any subscription above. If you have the hours, the public record is free. If you do not, pay for the reading and keep the site visits and the quotes for yourself.
Does an overhead door need its own permit in Plano or Frisco?
Neither city lists an overhead door as a permit type of its own in the menus and reports checked for this page. Door work sits inside a commercial alteration, a finish out or a new building permit, or, as in the Frisco example above, a permit named for a door addition. Search the description rather than the type.
Is any of this data restricted?
No. Permits, appraisal records, deeds, bids and management certificates are all published for public use. A letter to a business at its mailing address is ordinary correspondence. A marketing email to a named person has to follow CAN-SPAM, so post is simpler.
How far ahead of the job does the signal appear?
A new building permit is months ahead of the door order and a year ahead of the first service call. A deed is a new owner who has not yet picked a vendor. An amended management certificate is a manager reviewing vendors this month. A city bid is a job with a due date already printed on it.
Most of the commercial and community work this turns up in Collin County is new sectional and roll-up doors on buildings still being built, which is what the new garage door installation page covers. The Frisco page describes the newer housing stock where most of the HOA side of this starts.
