Mostly 1980s and 1990s single and two story homes on compact lots with two car garages, plus newer building on the north and west sides toward the lake and the Grandscape area.
The Colony and how we cover it
We come in off the Sam Rayburn Tollway or down FM 423 and work the neighborhoods off Main Street, the streets around Stewart Peninsula and Hidden Cove, the older sections in the middle of town and the newer building up by Grandscape. It is the only part of our coverage in Denton County rather than Collin, and it sits close enough to Plano that it slots into a normal day on the route.
What the housing is like
Most of the town went up through the 1980s and 1990s on compact lots. Two car garages with a single double door are the standard layout, and the doors are generally builder grade steel, many of them still original. Newer building toward the lake and the north side brings in three car layouts and more recent hardware.
Driveways are short and lots are narrow in the older sections, so reversing out is a tighter maneuver than in the wide streets of West Plano. That shows up in our job mix as a steady run of bottom section damage from vehicles catching a door that was still traveling.
Weather off the lake
This is the exposure story. Streets on the lake side of town face open water and open sky, with very little to break the wind. Two things follow from that.
Hail arrives at an angle. A storm that dents the roofs in Plano can strip and dent the west facing garage doors here because the stones are being driven sideways. Wide, flat, vertical door faces take it directly.
Driven rain reaches places it usually would not. Bottom seals see more water, side weatherstrip works harder, and the bottom section of an older door is where rust starts. A perished seal on a door facing that direction lets water across the slab every time the weather turns.
Insurance estimates
If you are taking hail damage to your carrier, ask for the itemized estimate rather than a verbal number. We provide parts, labor and hardware broken out, along with photographs of each affected section and the door label. Worth knowing before you file: wind and hail deductibles on North Texas policies are frequently set as a percentage of the dwelling coverage, so the figure can be higher than you expect.
Broken spring advice
If the door will not lift and you heard a bang, the spring has gone and the door now weighs its full 150 to 250 pounds. Leave it down, park on the driveway and call us. Spring work needs winding bars and training, and it is never a homeowner job.

Exposure off the lake
Streets running toward Lewisville Lake have little in the way of windbreak. Driven rain reaches the bottom seal more often here, and hail arrives at an angle rather than straight down.
Compact lots and short driveways
Lot sizes in the 1980s sections are tighter than in Plano or Frisco, so reversing out is a closer maneuver. Vehicle contact with a door that has not finished opening is a regular call.
A Denton County address
The Colony sits in Denton County rather than Collin, which matters for permitting and for insurance paperwork. The drive time from Plano is short and we schedule it like any other day on the route.
Bottom seals and slab edges
Older slabs here have settled unevenly in places, leaving a light gap at one end of the opening. A tapered bottom seal fixes it properly where a strip of foam does not.
