Where we work in West Plano
The stretch west of US 75 out to the Dallas North Tollway is our densest patch. Willow Bend, Deerfield, Whiffletree, the streets off Spring Creek Parkway, Prestonwood, the Glen Eagles and Gleneagles area, and the newer infill around Legacy West. Access is straightforward almost everywhere, with wide driveways and no alley work, so a service truck parks in front of the door it came for.
What these houses are built like
The bulk of the stock went up between the late 1980s and the mid 2000s. Brick, two story, front facing garage, and a three bay layout more often than not. That layout is the reason this area generates so much of our work. A three car garage means two doors, two openers, three or four springs and roughly double the parts count of an older single bay home in Richardson.
Headroom is generally good here, often twelve inches or more above the opening, which keeps things simple. Standard track fits, there is room for a full rail opener, and a wall mount jackshaft is an easy conversion for anyone wanting overhead racks or a lift.
Local conditions that drive the calls
Heat and sun are the constant. Garage doors on the west and south elevations of homes along Ohio Drive, Coit and the Legacy corridor take full afternoon sun through the summer. A bare single layer steel door on that face lets the garage climb past 120 degrees, and on the two story plans common here that heat soaks straight into the bonus room or bedroom above.
Spring life is shorter than the cycle rating suggests for the same reason. Steel that goes from near freezing in January to oven temperatures in July fatigues faster. We see standard springs on heavily used West Plano doubles giving up at five or six years rather than eight.
Hail comes through most springs, and the wide double doors here present a large flat target. A dented door that still runs properly is a cosmetic decision rather than an emergency, and we will tell you straight when the dents are worth living with.
A note on springs
If you heard a bang and the door will not lift, leave it down and park outside. A torsion spring holds dangerous stored energy even after it breaks, and this is never a repair to attempt at home.

Two doors, one age
Builders fitted both doors on the same day with the same spring spec, but the double gets used two or three times more often. One breaks years before the other, so we check both while we are there.
West facing doors and afternoon sun
Many streets off Legacy and Ohio put the garage face squarely into the afternoon sun. Those doors run hottest, fade first and are the ones where an insulated replacement makes the biggest difference indoors.
Deep garages, plenty of headroom
Most West Plano garages have generous headroom and backroom, which means standard track, easy opener upgrades and room for a wall mount unit if you want the ceiling clear for storage racks.
