The two McKinneys

Drive Virginia Parkway from the square out to Stonebridge and you pass a century of building in fifteen minutes. That range is why McKinney calls vary so much.

West of US 75, Stonebridge Ranch, the streets off Hardin and Lake Forest, and the Craig Ranch side toward SH 121 are conventional suburban work. Attached two and three car garages, good headroom, standard track, doors built between the mid 1990s and now. Adriatica has its own look and its own rules.

North of US 380 and out toward Trinity Falls is the newest building in the city. The doors here are young, so the calls are openers, sensors and the first round of spring failures on the earliest phases.

The historic core around the square is a different trade entirely. Homes from the early 1900s with garages added behind them, reached from an alley, built for a car that was six feet wide. Openings are narrow, headroom is often under nine inches, and the framing needs checking before anything gets lag bolted into it.

What we see most

In the master planned neighborhoods, spring cycle life drives the schedule. Builders fit standard 10,000 cycle springs, and a family using the garage as the main door gets through that in six or seven years. A whole phase built in the same year tends to fail in the same season.

Noise is next. Two story plans across McKinney put bedrooms and game rooms over the garage, and a builder chain drive under a child’s bedroom floor gets replaced sooner or later.

In the old core, it is availability. Sections for a door that nobody makes any more, and openings that no stock door fits.

Alley access and delivery
