Common questions
Is a broken spring dangerous?
Yes. A torsion spring carries the entire weight of the door, which on a Plano double is commonly 150 to 250 pounds. Even a broken spring holds energy in the remaining coils, the cables and the drums. Can I open the door manually?

Clamp a pair of locking pliers on the track above a roller so it cannot come back down on you. If the door is stuck part way up, stay clear of it and wait for the tech.
How long do springs last?

Belt or chain drive opener?

Chain drive costs less and pulls a heavy wood or carriage door without complaint. A wall mount jackshaft frees the whole ceiling, which matters if you want overhead storage racks. All three take a battery backup for power cuts.
Is an insulated door worth it in Texas heat?
It is if the garage shares a wall or ceiling with living space. A bare single layer steel door facing west can let an attached Plano garage climb past 120 degrees on a July afternoon, and that heat pushes straight into the rooms behind it. A sandwich door at R-9 to R-16 cuts the peak noticeably. Insulated doors are also stiffer, quieter and hold up better to hail.
Do HOAs restrict door styles?
Many of them do. Plenty of neighborhoods in Plano, Frisco and McKinney run an architectural control committee that sets panel design, window inserts and color, often tied to your trim or brick.
